We are committed to working closely with each property owner to relay information concerning the status and condition of each property. We provide direct oversight of each repair request; from the initial order through completion and payment. Our Field Managers bring many years of knowledge to building a proficient vendor base offering services at very competitive prices as well as a full array of expertise.

Kerri Ziegler - CFO and Partner at Beacon Property Management

Kerri Ziegler is the Associate Broker, Partner, and CFO at Beacon Property Management, bringing 20 years of management experience. She’s known for her sharp attention to detail, clear financial reporting, and a practical, no-nonsense approach that keeps clients informed and supported at every step.

At Beacon, Kerri leads the charge on smart cost-saving strategies, streamlined processes, and effective resource management, all while delivering standout client service. Her experience ranges from helping first-time landlords navigate their new investment to supporting large investor groups overseeing metro-wide rental portfolios. Clients rely on Kerri for her steady leadership, problem-solving mindset, and ability to turn complex financials into simple, easy-to-understand insights.

In 2005, she earned her Colorado Real Estate license and helped build a family-owned business from the ground up—quickly realizing that property management was where she thrived. With deep experience across fiduciary responsibility, tenant relations, property repairs, vendor networks, and compliance, Kerri has personally managed hundreds of units over the years and is still known for taking calls directly, ensuring Beacon maintains its personal, non–call-center approach.

She is an active member of the National Association of REALTORS®, South Metro Denver REALTORS®, and the National Association of Residential Property Managers (NARPM), and she stays current on industry changes, education, and legislation.

Outside the office, A devoted mother, loyal friend, and lifelong animal lover, Kerri enjoys traveling, hiking, the outdoors, pickleball, weightlifting, and living a healthy, active lifestyle.

Marlo Tapparo - Managing Broker / Property Manager

Marlo Tapparo is a Colorado native who has spent her life appreciating the natural beauty and community the state offers. After growing up in southwest Colorado, she moved to the Denver metro area, eventually settling in Arvada where she and her husband raised their two children.

Marlo began her career working on government contracts with the U.S. Department of Housing and Urban Development (HUD), gaining 12 years of extensive experience and a deep understanding of the Denver market. Seeking more flexibility and a career that aligned with her passion for helping people, she earned her Associate Broker’s license and transitioned into real estate.

For the past 15 years, Marlo has been a valued member of Beacon Property Management, where she specializes in placing high-quality tenants and helping property owners protect and enhance their investments. She is known for her genuine care, professionalism, and ability to make the leasing process a positive experience for both owners and renters. Her dedication and leadership within the company ultimately led to her becoming Beacon’s Managing Broker, where she oversees compliance, guides broker development, and upholds the high standards clients have come to expect.

Marlo also enjoys supporting family and friends with their personal real estate needs from selling the homes they’ve created memories in to helping them find the perfect place to start their next chapter.

Outside of work, she loves spending time with her family and enjoying the Colorado outdoors with her beloved dog, Bruno

Laura Livingston - Partner

Laura Livingston is a seasoned real estate professional with 30 years of industry experience, including 15 years helping build and shape Beacon Property Management as a Partner and Managing Broker. Known for her professionalism, integrity, and deep knowledge of property management, Laura has long been recognized for offering a personal, attentive approach rather than a “call-center” experience. Many tenants, owners, and vendors have known Laura for years, and she remains a trusted point of contact whenever guidance is needed.

Throughout her career, Laura has worked in retail management, land sales, the hospitality industry, and spent several years managing national contracts for the Department of Housing and Urban Development—overseeing more than 60,000 single-family assets nationwide. This experience fueled her passion for property management, rehabilitation, and real estate sales. She also continues to serve as an expert witness in landlord-tenant cases throughout Colorado.

Now semi-retired, Laura divides her time between Denver, Colorado, and Southern Utah while still supporting the Beacon team and offering her expertise when complex issues arise.

Her current hobbies include enjoying the vast natural beauty of Southern Utah, staying active with the Dixie Quilt Guild, serving on the Board of Directors for her neighborhood HOA, and managing her 250-pound Great Dane.

Jena Aguinaldo - Associate Broker | Property Manager

Jena Aguinaldo began her career with Beacon Property Management in 2009, joining the team as an administrative assistant. From day one, she brought strong organizational skills, fresh ideas, and a commitment to learning every facet of the property management industry. Over the years, she gained hands-on experience in maintenance coordination, vendor relations, and client and tenant communications, building a comprehensive understanding of the business from the ground up.

After six years of dedicated training and industry immersion, Jena earned her Colorado Real Estate License in 2013 and transitioned into her role as an Associate Broker and Professional Property Manager. Since then, she has remained fully committed to providing exceptional service, delivering clear communication, and fostering positive relationships with both property owners and tenants. Her clients value her reliability, positive energy, and strong problem-solving skills, as well as her ability to manage properties with care and professionalism.

Jena continues to grow her expertise each year and takes pride in helping clients navigate both management and sales with confidence.

Outside of work, her and her husband enjoy traveling, staying active, and spending time with friends and family whenever they get a chance.

Cameron Ziegler - Associate Broker / Field Manager

Cameron began his real estate career shortly after earning his degree from Cuesta College, where he also played collegiate baseball for the Cougars. Upon returning home to Colorado in the winter of 2018, he earned his Real Estate License and quickly immersed himself in the industry.

Having grown up around property management, Cameron has been learning the business since childhood. He vividly remembers watching Laura and Kerri take the leap to start the company—and seeing Marlo and Jena work tirelessly to build it into what it is today. Those early experiences shaped his understanding of the industry and instilled in him a strong work ethic and deep appreciation for the service side of real estate.

Cameron also brings a natural passion for design, which plays a valuable role in the ever-evolving world of rental homes. He keeps a close eye on current trends to ensure each property remains competitive, updated, and positioned for long-term value—not just maintained, but continually improved. Now stepping into the role of Field Manager at Beacon, Cameron oversees day-to-day property operations, coordinates maintenance and inspections, and ensures that every home meets the company’s standard of quality and care. His hands-on approach and eye for detail make him a trusted point of contact for both owners and tenants.

A Littleton native and Columbine High School graduate, Cameron is proud to be back in Colorado and fully invested in the family business. His goal is to guide clients confidently through the rental process while helping them protect and maximize their investment

Outside of work, he enjoys coaching baseball at Columbine High School, hiking, going to the gym, and spending time with his beloved dog, Blue.

Miranda Oglesby - Associate Broker | Property Manager

Miranda is a seasoned real estate professional and dedicated property manager with more than five years of hands-on industry experience. A proud Colorado native, she brings deep local knowledge and a genuine passion for the state’s communities to every client relationship.

Beyond helping buyers and sellers navigate the market, Miranda has personally managed her own rental properties for the past five years. This firsthand experience gives her strong expertise in investment evaluation, property analysis, and day-to-day operational oversight. At Beacon Property Management, she applies this practical skill set to ensure each property is cared for with the same diligence and attention she gives her own.

Miranda’s approach is built on integrity, responsiveness, and a commitment to maximizing both the value and enjoyment of every home. She works tirelessly to protect clients’ investments, streamline property operations, and provide true peace of mind.

Outside of work, Miranda loves exploring Colorado’s natural beauty—whether hiking, biking, or paddle boarding. She’s also a proud mom to two daughters (ages 8 and 4) and a dog mom to a Cocker Spaniel and a Boston Terrier, all of whom keep life full, fun, and wonderfully grounded.

James Candelaria | Business Development | Investor Relations

James brings more than 25 years of sales, marketing, and leadership experience to his role as Business Development Manager at Beacon. Throughout his career, he has owned and operated several successful businesses, giving him a deep understanding of growth strategy, operations, and the importance of building strong relationships. His background has shaped him into a skilled negotiator, networker, and problem-solver—qualities that make him a powerful asset to the Beacon team.

Originally from a ranch in New Mexico, James has called Colorado home for the past 25 years. His Western roots and entrepreneurial spirit have influenced his work ethic, leadership style, and commitment to serving people with integrity.

James has a passion for driving companies to the next level of success. He embraces innovation, including the use of AI and emerging technologies, to optimize systems, elevate client experiences, and scale business operations. His goal at Beacon is clear: use his decades of experience to help the company grow to over 500+ properties while maintaining exceptional service and strong community relationships.

Outside of work, James enjoys traveling, pickleball, golfing, watching and playing sports, and spending time outdoors. His blend of experience, vision, and enthusiasm for continued growth makes him a key force in Beacon’s ongoing success and progression.
